Jr pass to Tobu World Square

Hi,

I have a plan for a trip to Tobu World Square Station and I am using JR Pass.
I've checked at Hyperdia and they show this:
TOKYO (Acty for KOGANEI)
transfer OMIYA(SAITAMA) LTD. EXP KINUGAWA 5
TOBU WORLD SQUARE

1. Please advise if I need to pay extra fares for the Ltd. Express Kinugawa 5 ?
   And if i have to pay the extra fare, where can i pay that fare and how much?

2. How to use the JR Pass to Tobu World Square Station without extra fare?

3. How about when i want to go back from Tobu World Square Station?
