Rail pass use effective for 12 days

You've posted a lot of question, so I'll just order them in them in order posted.

JR Sanyo Area pass for 4 days is bit interesting (covers Nozomi as well). But I see it covers up to KYOTO only. Will this pass covers JR Nara line upto JR Inari Station? Yes it will cover the local trains around Kyoto, Osaka and Nara. Including Inari.

2.) What is the best way to travel from Kyoto - Toyama - Tateyama && Ogisawa - Shinano Omachi - Matsumoto The best way is to take the train from Kyoto - Toyama then use the Toyama Chiho Railway Tateyama Line to Tateyama. (1,200yen).

3.) May I know how much it costs for travel? Will it worth to take these two passes? Your suggestions please? Have you considered the 14 day JR Pass as well? This is much cheaper than buying a Sanyo pass and 7 day JR Pass.

5.) I would suggest making seat reservations at least 2 days in advance.

yeah, I have considered for 14 days option as from "Kyoto - Tomaya" costs me around 16000 Yen. I think Chiho railway will not cover JR pass. Correct?

Regarding reservation can I make seat reservations before landing in Japan? Is there a way I can do it online?

It's unfortunately not possible to make seat reservations before you get to Japan. Kyoto - Toyama is indeed around 8,000yen for a single ticket or 16,000yen for a return and you are also correct about the Chiho railway.
