Is a JR Pass or regular tickets better for this trip?

Hi, we're going to be in Japan for a week and don't know if we should buy the JR Pass or regular tickets.
These are the trips we plan to do: 

Narita Airport --> Tokyo Ueno Station
Tokyo Ueno Station --> Takayama Station
Takayama Station --> Higashishiokoji Kamadonocho, Kyoto
Higashishiokoji Kamadonocho, Kyoto --> Osaka Namba Station
Osaka Namba Station -->Kintetsu Nara Station
Kintetsu Nara Station --> Osaka Namba Station
Osaka Namba Station --> Chome Marunouchi, Tokyo

Another question, for transport inside of the city of Tokyo, Kyoto and Osaka is it possible to use the JR Pass?
