Route check

Hello!
My name is name is D and we are travelling in February to Japan. I have put following itinerary together and I am wondering if I am better off buying a JR pass or separate tickets for my plans. I really appreciate any advice and expertise.

Itinerary 21 days:
21–26 feb Tokio
27 feb Hakone
28 feb–3 mar Kyoto
4 mar Nara → Osaka
5–6 mar Osaka
7 mar Osaka→ Miyajima
8–9 mar Kanazawa
10–11 mar Takayama
12–13 mar Tokio
